Each adult over 18 years old must complete an application. All applicants must provide government-issued photo identification along with either a Social Security Number (SSN) or Individual Tax Identification Number (ITIN).
We process applications on a first-come, first-serve basis based on (a) when you turn in your completed application including all supporting documentation, and (b) how soon you can start your lease.
Generally, leases must start within 30 days of the date of application on vacant properties, and within 5 days of when a property is available on occupied properties. In peak times of the year, these time periods may be shorter at the sole discretion of our office.
We are generally able to issue an approval or denial on the 2nd business day after receiving your application.
Application fees are as follows. All application fees are non-refundable. Please contact our office with questions before submitting your application.
- $25 – Properties with rent of $1,000 or less
- $50 – Properties with rent over $1,000 and less than $2,250/li>
- $100 – Properties with rent over $2,250/li>
We utilize a points-based screening method to provide a fair screening process to all applicants. We believe one negative item on your application should not prohibit you from being able to rent a property.
The main categories on our screening include:
- Credit score
- Rental reference
- Employment verification
- Rental/mortgage payment history
You can receive bonus points in the screening process for paying additional security deposit.
We do not have a formal minimum income requirement, however, our screening process favors applicants with an income at least 2.8 times the monthly rent. Tenants without income who can show adequate savings will receive points based on the amount in savings.
Bankruptcy (within the last 3 years) does not disqualify you from renting, however, you will need verifiable income at least 2.8 times the monthly rent, a good rental reference from a non-related landlord and good rental/mortgage payment history.
Security Deposit and Approval
Our standard security deposit is one month’s rent. We will send an approval e-mail once your application is approved. Once you receive this approval, you have 24 hours to pay your security deposit to hold the property. If the deposit is not paid in this time period, we may offer the property to the next qualified applicant. If you pay the deposit but then decide to not sign a lease agreement, we will retain the deposit as liquidated damages for having to lease the property again.
The Property Management Connection is a pet-friendly management company. Generally, we allow up to two pets per property. Our properties are owned by individual owners so certain properties may have additional restrictions. If you have more than two pets or special situations, please contact our office and we can provide additional guidance.
Pet rent is generally $25 per pet per month. Normally, we do not charge a pet fee or additional pet deposit. Regular cleaning and carpet cleaning are deducted from the security deposit at move-out when tenants have pets.
We do not accept the following pets:
- Pit Bull, Staffordshire Terrier
- Doberman Pinscher
- Presa Canarios
- Any dog with a history of biting
- Any dog with a vicious temperament
Sorry, we do not accept Section 8 vouchers for our properties.
